Property registry office: title records, deeds and what to check

06/01/2026 11:09 AM

A property registry office is part of nearly every real estate purchase because it records legal ownership. Understanding the property record, deed and registration helps distinguish a promise to sell from an effective transfer of ownership.

What is a property title record?

The property record is its official history. It may show previous owners, description, floor area, notices, financing, liens and other entries. Request an up-to-date copy and read it carefully before proceeding.

A deed and registration are not the same

A deed documents the agreement between buyer and seller. Registration records the acquisition on the property’s title. Legal certainty is more complete once the transfer is registered at the competent registry office.

How to research more safely

In addition to in-person offices, registrars offer electronic services. For official channels, visit the National Operator of the Electronic Property Registry. In an actual transaction, seek guidance from a registry professional, licensed broker, lawyer or specialist.

What to check before closing

  • The owner’s name on the current title record.
  • Whether the description and address match the property you viewed.
  • Liens, notices or related legal actions.
  • Condominium fees, property tax and other charges.
  • Transfer tax, deed and registration costs.
