Property appraisals: how they work and where to find an appraiser

06/01/2026 11:06 AM

A property appraisal estimates market value based on location, floor area, quality, condition, documents and comparisons with similar homes. It can support a sale, purchase, estate inventory, financing, collateral or investment decision.

What goes into an appraisal?

An appraiser considers physical features, surroundings, liquidity, comparable supply in the area and the purpose of the appraisal. Apartments in the same neighborhood may have different values because of floor level, view, parking, condominium fees, layout, building age and condition.

Where to find an appraiser

Look for an appropriately qualified professional with experience in the area. Brokers with specific training may issue a technical opinion in some situations; engineers and architects may also prepare technical reports, depending on the case. Explain the appraisal’s purpose before hiring.

An appraisal is more than an online listing

Listings can help show a price range but do not replace a technical assessment. Asking price, negotiated price and appraised value can differ. Compare data and do not decide based only on the lowest price.
